HONG KONG, March 17 - China's property marketfaces further downside risk, while Hong Kong's residentialproperty market is likely to stabilise, real estate developerNew World Development Co Ltd <0017.HK> said on Tuesday.</p]
"In the short-term, the uncertainty of the global economicsituation may induce further downside risks to the Chinaproperty market," managing director Henry Cheng said in astatement.</p]
"Strong affordability, low interest rates and tight supplyin the pipeline should benefit the Hong Kong property market."</p]
Cheng said the Hong Kong residential market had shown signsof stabilisation in recent months after prices of newlylaunched projects fell and mortgage availability improved.</p]
The company said it would launch sales of four residentialprojects with over 1,200 units in the next 12 months.</p]
New World Development reported a loss of HK$992.2 million($127.2 million) for six months to December, against HK$5.65billion profit in a year ago period, as the recessionaryclimate in the territory hit the sentiment of the real estatemarket.</p]
The loss was due mainly to revaluation loss in investmentproperties of about HK$2.35 billion and an impairment provisionon available-for-sale financial assets of about HK$330 million.</p]
Gross rental income in Hong Kong rose 7.2 percentyear-on-year to HK$625 million.</p]
"Following the rapid slides of the international financialmarkets in fourth quarter of 2008, the market expects pressureon the rental rates in both the office and shopping malls dueto the lower demand of office space and lower retailconsumption," Cheng said.</p]
China property arm New World China Land <0917.HK> posted a59.3 percent drop in interim profit to HK$374.2 million, andinfrastructure and service arm NWS Holdings <0659.HK> saw 63.6percent drop in first half net to HK$813.3 million.</p]
